Scaling What We Already Do

We’re going to be straight with you, because that’s how we’d want someone to be with us. Bunn & Sons isn’t a production builder with a portfolio of dozens of custom homes. We’re an experienced remodeling and additions firm that has evolved into new home construction as a natural extension of our large-scale additions work.

Here’s why that matters:

A large addition is essentially the same process as a new home. Land survey, jurisdictional planning review, permitting, foundation, framing, full mechanical systems, and full finish work. We’ve been doing that scope for years. What changes in a new build is that we’re building the entire envelope, not stitching into an existing one.

We take on new construction selectively, with the right client and the right project. If that’s you, we’d love to have the conversation.

We’ve spent more than a decade figuring out what makes a remodel go well, and what makes one go sideways. Here’s how we stay on the right side of that line.

Certainty of Outcome

Most construction projects don’t fall apart during the build. They fall apart because the planning was rushed. We slow down on the front end, working out every detail of design, scope, budget, and schedule before a single hammer swings. Then we put it in a fixed-price contract. When we tell you what your home will cost, that’s what your home will cost.

Residential Construction Is All We Do

We’re not a commercial outfit that dabbles in homes on the side. Remodeling is different. We’re coming into a home you already live in, with your kids’ drawings on the fridge and your grandmother’s dishes in the cabinet, and we treat it that way. All of our energy and all of our long-term crew relationships are built around one thing: doing right by the families who trust us with the most personal space in their lives.

Getting to Know Each Other

Understanding and trust are the foundation of everything that follows, so we start here. We want to learn who you are, what you’re hoping to build, and what matters most to you about your home. 

We’ll walk you through our process, share examples of projects we’ve done, connect you with past clients who’ll tell you the truth about us, and talk honestly about the preliminary budget. This isn’t a sales pitch. It’s how we figure out together whether we’re the right fit.

Planning Every Detail

Once you choose us, we enter a Project Development Agreement — a dedicated pre-construction phase where we plan every detail before a hammer swings, culminating in a fixed-price contract and certainty of outcome.

Design happens in two phases: establishing your vision, then getting granular with floor plans, material selections, and real-time 3D renderings. Our design center covers cabinetry and countertops, and we guide you through partner showrooms for everything else. We’ll bring in or work alongside any architects, designers, or engineers you need, and handle all permitting, surveys, and city coordination behind the scenes.

The result: a fixed-price contract that spells out exactly what your project will cost and what happens at every step.

Building Your Home

Now comes the fun part. With every detail worked out ahead of time, we break ground, and you get to watch your project come to life. You’ll have your own JobTread portal with photos, job logs, and updates sent straight to your inbox. 

We host onsite meetings at key milestones so you can see the work firsthand and ask questions in real time. We take good care of your home while we’re working in it, clean up every day, and introduce ourselves to your neighbors so they know who we are.

Standing Behind Our Work

The best warranty is the one you never have to use, but we stand behind our work fully if something does come up. Every project is covered by a full two-year warranty on materials and craftsmanship. 

We also check in with you proactively at six weeks, six months, twelve months, and twenty-four months after we finish, just to make sure everything is still the way it should be. And even after your warranty is up, we’ll still do whatever we can to make things right. Our goal is to make you a client for life.

Questions We Get Before New Home Builds

In the Denver Metro area, custom homes often start around $400–$500 per square foot, with the final investment depending on the home's size, design complexity, site conditions, and finish selections. Homes with significant architectural detail, challenging sites, luxury finishes, or a high degree of customization often exceed this range. During our Project Development Agreement (PDA) phase, we'll work with you to align your goals, scope, and budget so you have a clear understanding of the investment before construction begins.

Yes. We build on your land. If you're still looking, we recommend locking in that piece before we start the design conversation because the site shapes everything.

Not necessarily. We have architectural partners we work with regularly and can bring them in. If you've already started working with an architect, we're happy to collaborate with your team.

Traditional and transitional. We love warm, refined, classically proportioned homes with elevated finishes. We steer away from highly experimental modern work — there are other builders who do that better than we do.

We do. We handle all permits for every project, including coordination with the jurisdiction, planning review, and any required inspections.

Honestly, less than you'd think. The discovery, pre-construction, fixed-price contract, and warranty phases are the same. The major difference is that we're building a complete envelope from foundation up, which expands the design phase and the overall build timeline. Expect 12 to 18+ months from design start to move-in for a typical custom home.

That's a fair question, and we'd encourage you to ask it directly on a discovery call. The honest answer: our process, our team, and our trade partner network are all built to handle custom residential work at this scale. Our large additions have already put us through every piece of the new construction process — survey, permitting, foundation, full mechanicals, full finishes. We'd rather tell you that straight than oversell our portfolio.
