This charming vintage home had breathtaking views of the Flatirons and an old, improperly built sunroom. We demolished the sunroom and replaced it with a 500-square-foot addition that became a spacious and inviting sanctuary for the family. Built-in bookshelves and new Red Oak hardwood floors brought warmth and cohesion to the space, and we refinished the fireplace to serve as a renewed focal point.

This family needed real space for remote work without sacrificing the rest of the house. We built a completely new addition that created a dedicated room for working from home in a separate part of the house, keeping the original living spaces free to function the way they always had. The exterior of the addition was tied seamlessly into the existing home, so from the curb, it reads as part of the original architecture.
A parent is moving in, an adult child is coming home, or three generations want to share a household. The trouble is, the house wasn’t built for it — no main-floor suite, no accessible bathroom, and no graceful way to tie it into the spaces you already use.
Terry and Julie loved their Fox Hill home and wanted to welcome Terry’s aging mother under the same roof. We designed and built a main-floor suite with a handicapped-accessible bathroom, a walk-in closet sized for ease of movement, and direct access between the new wing, the garage, and the main house — while reconfiguring the existing garage to keep its full three-car capability. The exterior was integrated into the original architecture so cleanly that the addition looks like it’s always been part of the home, and the project came in on budget and a week ahead of schedule.

Design happens in two phases: establishing your vision, then getting granular with floor plans, material selections, and real-time 3D renderings. Our design center covers cabinetry and countertops, and we guide you through partner showrooms for everything else. We’ll bring in or work alongside any architects, designers, or engineers you need, and handle all permitting, surveys, and city coordination behind the scenes.
The result: a fixed-price contract that spells out exactly what your project will cost and what happens at every step.
Now comes the fun part. With every detail worked out ahead of time, we break ground, and you get to watch your project come to life. You’ll have your own JobTread portal with photos, job logs, and updates sent straight to your inbox.
We host onsite meetings at key milestones so you can see the work firsthand and ask questions in real time. We take good care of your home while we’re working in it, clean up every day, and introduce ourselves to your neighbors so they know who we are.
The best warranty is the one you never have to use, but we stand behind our work fully if something does come up. Every project is covered by a full two-year warranty on materials and craftsmanship.
We also check in with you proactively at six weeks, six months, twelve months, and twenty-four months after we finish, just to make sure everything is still the way it should be. And even after your warranty is up, we’ll still do whatever we can to make things right. Our goal is to make you a client for life.

Home additions can vary significantly in cost because no two projects are alike. Adding a bedroom, expanding a living space, creating a primary suite, or building a second story all involve very different levels of complexity. In Boulder County, many home additions start around $150,000–$200,000, while larger additions involving multiple rooms, structural modifications, second-story construction, or extensive remodeling of the existing home can exceed $500,000. Our Project Development Agreement will establish your budget by evaluating your home's existing conditions, your goals for the space, and the scope of work required to bring them to life.
The work starts in design, not construction. We study the existing roofline, window proportions, siding, trim details, and interior flooring transitions before we draw anything. Then we source materials that match or age appropriately. The test we use: if a visitor can tell where the original house ends and the addition begins, we haven't done our job.
Most additions benefit from one. We have preferred architectural partners we work with regularly, and we'll bring them in if you don't already have one. If you do, we are happy to work with your architect.
You're essentially doing new construction while respecting the original home. That means land survey, permitting, planning review with the jurisdiction, and breaking ground on an existing property. The process is almost identical to a new build, which is why our additions experience translates directly to new home construction.
We do this more often than you'd think. A significant portion of our addition projects involve removing an improperly built sunroom, patio enclosure, or previous addition and replacing it with something done right. Flatiron Retreat in Boulder is a good example.
A simple single-room addition can be completed in roughly 3 to 4 months of build time. Larger additions with full kitchens, second stories, or significant foundation work can run 6 to 9+ months. Every project gets a firm schedule as part of the Project Development Agreement before we break ground.
