An ADU isn't just an extra room. It's a second home inside your property — kitchen, bathroom, living space, the whole experience. Families come to us when one of these situations starts pressing: Most of the Broomfield and Boulder homeowners we work with are wrestling with one of these three things:
Rising housing costs and unused space in basements, garages, or side yards make an ADU one of the smartest long-term moves you can make with your property. Rental potential, future resale, or a flexible space for aging in place all start to pencil out.
When Patricia’s son Ryan and his family welcomed her into their home, we turned their unfinished 1,500-square-foot basement into a self-sufficient suite of her own — living room, kitchen, laundry, master suite, and storage. The HVAC system was zoned separately from the main level so Patricia could keep her space as warm as she likes, and we upgraded the whole-home equipment while we were at it. Walkout access gives her own front-door experience, so the suite feels like a home rather than a basement.
Upstairs, two new bathrooms got improved layouts, maple hardwood floors went in throughout the main level, and we refreshed the trim and paint throughout the rest of the home. The result: three generations living comfortably under one roof, each with the space they need.
Bedrooms feel tight, storage is maxed out, and the way you live today doesn’t match the footprint you have. An attached or addition-style ADU can give you a whole new wing without leaving the home you love.
We built a new ground-level bedroom suite designed for long-term stays, with its own bathroom, a large walk-in closet, and direct access to the garage, back patio, and main portion of the house.
The 3-car garage was reworked to accommodate three cars, and we upgraded the electrical service to the house, along with a new concrete driveway and sidewalks to support the expanded footprint. The addition appears to be part of the original architecture.
Since this addition was built, an elderly relative, a daughter with her husband and new baby, and a family friend awaiting his marriage have all lived there. It’s been a beautiful space for hospitality for this family.
Air mattresses, pull-out couches, and shuffled bedrooms get old fast. You want a dedicated space where guests can settle in, and your family can still live like normal.
We finished the basement into an entertainer’s hub and a genuine guest suite, with a full kitchen, bathroom, living room, music nook, and a new guest bedroom. The homeowners now look forward to hosting parties and having their children and grandchildren come to stay, rather than worrying about where everyone will sleep.
WHY WORK WITH US
We’ve spent more than a decade figuring out what makes a remodel go well, and what makes one go sideways. Here’s how we stay on the right side of that line.
Most construction projects don’t fall apart during the build. They fall apart because the planning was rushed. We slow down on the front end, working out every detail of design, scope, budget, and schedule before a single hammer swings. Then we put it in a fixed-price contract. When we tell you what your home will cost, that’s what your home will cost.
We’re not a commercial outfit that dabbles in homes on the side. Remodeling is different. We’re coming into a home you already live in, with your kids’ drawings on the fridge and your grandmother’s dishes in the cabinet, and we treat it that way. All of our energy and all of our long-term crew relationships are built around one thing: doing right by the families who trust us with the most personal space in their lives.
Our crew and our trade partners have been with us for years, not weeks. We pay them well, treat them like family, and bring the same people into your home for month after month of your project. You’ll know who’s walking through your front door, and so will we.
Understanding and trust are the foundation of everything that follows, so we start here. We want to learn who you are, what you’re hoping to build, and what matters most to you about your home.
We’ll walk you through our process, share examples of projects we’ve done, connect you with past clients who’ll tell you the truth about us, and talk honestly about the preliminary budget. This isn’t a sales pitch. It’s how we figure out together whether we’re the right fit.
Once you choose us, we enter a Project Development Agreement — a dedicated pre-construction phase where we plan every detail before a hammer swings, culminating in a fixed-price contract and certainty of outcome.
Design happens in two phases: establishing your vision, then getting granular with floor plans, material selections, and real-time 3D renderings. Our design center covers cabinetry and countertops, and we guide you through partner showrooms for everything else. We’ll bring in or work alongside any architects, designers, or engineers you need, and handle all permitting, surveys, and city coordination behind the scenes.
The result: a fixed-price contract that spells out exactly what your project will cost and what happens at every step.
Now comes the fun part. With every detail worked out ahead of time, we break ground, and you get to watch your project come to life. You’ll have your own JobTread portal with photos, job logs, and updates sent straight to your inbox.
We host onsite meetings at key milestones so you can see the work firsthand and ask questions in real time. We take good care of your home while we’re working in it, clean up every day, and introduce ourselves to your neighbors so they know who we are.
The best warranty is the one you never have to use, but we stand behind our work fully if something does come up. Every project is covered by a full two-year warranty on materials and craftsmanship.
We also check in with you proactively at six weeks, six months, twelve months, and twenty-four months after we finish, just to make sure everything is still the way it should be. And even after your warranty is up, we’ll still do whatever we can to make things right. Our goal is to make you a client for life.
These are the reviews that keep us honest, and they’re the reason so many of our projects start with a referral from someone who’s been through the process.
ADU costs vary significantly depending on the type of project. Converting a basement or garage, adding onto an existing home, and building a detached ADU all come with different construction and permitting requirements. In the Denver Metro area, many ADU projects start around $150,000-$200,000, with costs increasing based on size, site conditions, utility connections, and the level of finishes selected. Detached ADUs, in particular, often require additional investment for foundations, utilities, and site work.
In our work, an ADU is any fully functional secondary living space with its own kitchen, bathroom, and living area. That can be a finished basement, an addition off the main house, a converted garage, or a detached unit. We build all of them.
Yes, and we handle all of them. Permitting requirements vary significantly between Broomfield, Boulder, Louisville, Lafayette, and Jefferson County, which is one reason working with a builder who understands these jurisdictions matters.
Yes, and for most ADUs, we recommend it. Separately zoned HVAC makes the space more comfortable and more usable, whether it's for family or future rental. A Place For Mom is a good example — zoned HVAC plus upgraded equipment for the whole house.
There's always some disruption, but we work hard to contain it. For basement ADUs, we often install a vapor barrier and a dust containment system to keep the upstairs livable. For additions, we plan the sequencing so you can keep using most of the home.
That's a question for your financial advisor and a local real estate professional, but we'll share what we see: clients who build ADUs tend to use them. Whether that's for aging parents, adult children, rental income, or flexibility down the road, the space gets used.
We're happy to walk through what other clients have done during your discovery call.
