Flatiron Retreat: Home Addition in Boulder, CO

Creating a Forever Home With Flatiron Views

White modern house addition with double glass doors, concrete steps, black gutter, and brick wall

A Vintage Home Steps Into Its Next Chapter

Iain and Merrill have lovingly remodeled their Boulder County home piece by piece over the years, but this was the big one. Their family was growing, and the old sunroom-turned-living-room couldn't keep up. They came to us ready to replace it with something built right.

The Room Nobody Wanted to Sit In

A Living Room That Wasn’t Really Livable: The family’s main gathering space was a DIY-finished sunroom with enough structural and comfort issues to make everyday use a question mark, especially with kids in the house.

A Cramped, Overflowing Entryway: The original hallway was too tight for the everyday pile-up of boots, jackets, backpacks, and bags that comes with a growing family.

Construction That Raised Concerns: The existing addition had been built improperly, leaving the homeowners wondering what problems might be waiting behind the walls.

A Footprint That Didn’t Fit the Family Anymore: The home’s beloved vintage character was still there, but the square footage and layout weren’t working for the family.

Designing With the Old House in Mind

We partnered closely with the homeowners' architectural firm, bringing our constructability expertise into the design process early so every detail could be built to last. The result is a plan that honors the charm of the original home while opening it up for everything this next chapter holds.

A 500-Square-Foot Addition

An Entryway That Finally Welcomes You Home

The custom bookshelves flanking the fireplace give the family a place for everything they love to look at, read, and show off.

More Project Features

Red Oak Hardwood Floors

Rich, warm flooring runs throughout the new space, elevating the look and tying the addition into the original home.

New Front Door and Sidelights

A trend-forward craftsman door with glass panels pulls natural light deep into the entry.

Custom Mudroom Cabinetry

Floor-to-ceiling built-ins, open cubbies, hooks, and bench seating make dropping everything at the door feel effortless.

Board-and-Batten Exterior

A clean white exterior refresh gives the addition a fresh, modern-farmhouse feel that still plays nicely with the original brick.

Expansive New Windows

Large windows across the addition pull in Flatiron light from every angle.

Patio Access

New French doors with a concrete step-down open the living space directly to the backyard.

A Living Room That Finally Earns the Name

What used to be a compromised porch is now the most used room in the home, a bright, solid, beautifully finished space where the family can actually spread out and settle in. The new entry sets the tone the moment you walk in, and Iain and Merrill no longer have to wonder whether their addition will hold up for the long haul. It's built right, and it's built for them.
