We work on a small number of projects at a time — usually one to three. That is not a marketing line; it is how the company is built. Your design gets the attention it was drawn for, and we have the bandwidth to actually engage with the set instead of skimming it.
We are a design-build firm by structure, but when the design comes from your studio, your drawings are the source of truth. Our job is to plan early, communicate often, and execute exactly.

We deliberately limit ourselves to one to three major projects at a time.
Tom Bunn and Brook Bunn lead the business, supported by a dedicated project manager and on-site superintendent who stay closely involved throughout the process. No project gets lost in a queue, and no superintendent is stretched across multiple job sites.
When you call, you talk to someone who has already walked the site, read the set, and knows what has been ordered.
PRE-CONSTRUCTION DISCIPLINE
Most of the surprises that wreck a job get baked in before construction starts. So we do not start until pre-construction is real.
We engage under a Project Development Agreement (PDA) before we sign a build contract. During the PDA, we produce a detailed scope, a thorough budget, a working schedule, and a documented selection list. We refuse time-and-materials contracts. By the time we move to the build contract, the price is fixed and the plan is real.
This is not where we cut corners to win the job. It is how we stop the job from going sideways.
TRADE PARTNERS
We do not shop subs by lowest bid.
We work with a vetted group of long-term trade partners we call the Bunn Pack — framers, finish carpenters, tile setters, electricians, mechanical contractors — people we have built relationships with over years and who hold themselves to the same finish standard we do.
When you spec custom millwork, a tricky tile transition, or a finish that has to be exactly right, you are handing it to a tradesperson who has done it for us before and holds the same standard we do — because they know we’ll be inspecting it.
TRANSPARENCY
You should never have to chase us for a status update.
A Gantt chart kept current as decisions land — accessible to you and your client throughout the build.
Before drywall closes anything in, we walk the project with you and your client to catch issues while they are still inexpensive to fix.
You do not get bounced through a coordinator. You work directly with the project team.
So your decisions do not get reinterpreted on site.
Our Workflow
A short call followed by an in-person walkthrough. We learn the project; you learn how we work. No proposal yet — we do not quote in the dark.
A paid pre-construction engagement. We work alongside you and your client to build the scope, the budget, the schedule, and the selection list. If anything in the design needs to be re-evaluated for cost or constructability, this is when we say so — directly, with options.
Once the plan is real, we sign a fixed-price build contract. No daily rate ambiguity. No “we will figure it out as we go.”
Anthony runs the project. Jay runs the site. JobTread keeps the schedule visible. We hold the framing review with you and your client. We do not deviate from your drawings without bringing the question back to you first.

SHARED STANDARDS
We are a family business. Tom and Brook started Bunn & Sons in 2016 — beginning as Bunn & Sons Handyman Services and growing into the design-build firm we are today. The company is still small enough that the people who own it run it. That matters when you are handing us a set of drawings you have spent months on. The decisions on your project are made by people whose name is on the door.
We are built for traditional and transitional homes throughout the Colorado Front Range — Boulder, Broomfield, Louisville, Lafayette, and Golden, with deep familiarity in neighborhoods like Broadlands, Eagle Trace, Country Estates, and Aspen Creek. Whole-home remodels, large additions, detached ADUs, and substantial kitchen remodels are the work we are set up to do well.
If your project is a small cosmetic refresh, a deck or patio, a basement finish at commodity pricing, or a contemporary new-build on a vacant lot, we are probably not the right fit — and we will tell you so on the first call rather than waste your time.
